DESCRIPTION
A fantastic opportunity to acquire a beautiful period property in the centre of Uppingham. Originally two mid-18th century cottages, married in the late 18th/early 19th century, a part of which is currently used as an antiquarian bookshop.

The ground floor bookshop has its own entrance but is also connected by an inner hall to the house. At the rear of the bookshop is a fully-tiled shower room with w.c and basin. The shop could be let separately or incorporated back into the house (STPP) and utilised as a drawing-room or library/office. The shop front was remodelled in the Victorian manner and the rear, flat-roofed area of the shop, was added in 1987 by the previous owner.

The house has an entrance door on the street which opens into a pretty hall/sitting room with an attractive but not original open fireplace. The inner hall has tiled flooring and links the rest of the house, shop and cellar.

The flag-stoned cellar, which has a restricted head height ceiling, is currently used as a wine and storage area. It has light and power and a large glazed hatch which provides natural lighting and ventilation.

The kitchen is fitted with oven, hob, dishwasher and sink. The dining room has a gas fired AGA, is a good size and easily seats eight or more. A door provides access to the rear courtyard.

The first floor has three good-sized double bedrooms, one of which is used as a drawing-room. Two of the bedrooms have their own bathrooms, one of which has a shower. A w.c is located off the panelled landing near the drawing room/bedroom four.

The modestly sized drawing-room was made most handsome by the addition of a splendidly pretentious coving, cleverly using the loft space and presumably added when the two cottages were married. The open fireplace is 20th century.

The second floor has a large bedroom and bathroom. One of the two walk-in cupboards houses the hot water cyclinder and water softener.

Agent's Note: The vendor of the property has advised the property was completely refurbished approximately 10 years ago to include new central heating, plumbing, bathrooms and kitchen. A security alarm protects the ground-floor house and shop. The wiring was checked and extended as required adding smoke detectors and new consumer units. The shop is subject to small business rates relief and nothing is payable.

Outside is a sheltered, walled and private courtyard with gravelled and flagstoned areas. The bins are hidden behind a Tudor-style oak door which, through another gate, gives access to the alley. The courtyard is a sun trap from late morning, depending on the season.
