5 warning signs you need a new estate agent

Buying and selling is considered to be one of the most stressful things you can do. Choosing an estate agent you trust and feel confident in is vital.

If you’ve been on the market for a while, it may be time to consider using a new agent. The five warning signs that signify that you need a new estate agent are lack of communication, lack of interest in your property, lack of local market knowledge, lack of leadership and lack of experience.

Lack of communication

If phone calls, updates and feedback has started to dry up, it could be a sign that your property has started to be forgotten. You should always feel like a priority with your agent, no matter how busy they are.

Keeping you in the loop at all times should be an integral part of your agent’s communication strategy. If you are having trouble getting hold of your agent, it may be time to move on.

Lack of buyer interest in your property

Is your property gaining interest from potential buyers? How many viewings are you having a week? Buyer demand can fluctuate but your agent should be modifying their strategy in accordance to the market.

If you’ve seen no interest in your property, ask your agent where your home is being marketed. They should be using all methods and channels available to gain as much exposure of your home as possible.

Lack of local market knowledge

Lack of local market knowledge is a common complaint. Your agent should know what’s selling in your local area. Lack of knowledge here is a red flag.

Has your home been on the market for months on end? Have you noticed similar homes in your area sell in that time? It may be a sign to change to a new agent.

Lack of leadership

A good estate agent will guide you through the whole process. You can of course give your opinions and thoughts, but an expert will be able to take leadership of the marketing of your property. They should be keeping your property details up-to-date without you having to ask.

Don’t forget that these leadership skills are helpful when negotiating with buyers too, which is needed when closing a sale!

Lack of experience

You can’t fake experience. An experienced agent will know what works and what doesn’t work in your area. They will seize opportunities and be masters at viewings and negotiations.

Always take notice of how long your estate agent has been in the game.
